How we work - the procedure for an Energy Performance Certificate

BACKGROUND

We require details of the property:

• floor plans
• build date and materials used
• details of heating/air-conditioning,
• any available operation manuals.

All background details must be provable.

 

SITE VISIT

We make a rough drawing of interior measurements followed by simple scaled drawings of the entire property.
We photograph interior/exterior + features (boiler, A/C etc)

 

ZONING

We set out different zones throughout the building based upon activities carried out. (offices, stores, WC’s etc)
Zones are measured (each wall in every zone must be calculated)
All lighting, windows and doors are to be calculated

EVIDENCE

All building materials & services must be proved accurate.
Heating & Air con must be proved by manufacturer or Internet .
Glazing make must be proved/or thickness of glass proved.
Lighting (lamps, bulbs, tubes etc) must be proved.
Evidence of various sorts need to be scanned/photographed .

 

COMPUTER CALCULATIONS

All of the above must be entered on iSBEM software and checked for total accuracy.
An EPC Certificate is produced.
Recommendations (computer-generated ) are produced
An audit is produced for the benefit of the assessor & the
accrediting body.

 

RESULTS/LODGEMENT

The customer is sent the EPC after payment and all accreditation factors are completed.
